WEEK SEVEN: SERVICE

Week 7: SERVICE: This week, we will focus on service (next week, ACTION!)
Now you might be thinking "But who do I offer great service to Tanya? Surely my power team should provide ME with great service and I am just flipping houses so I don't deal with tenants?"
Actually, anyone you come into contact with deserves to receive great service from you.
My coach always tells me there are two P's in property:
You might just be buying an investment property, but someone might be losing their home. When you are viewing houses, make sure you are considerate to the people who are living there. No rude comments about the state of the house or "how could anyone bear to live in this dump!" kind of comments!
Completely nail your hellos and goodbyes. Smile! So obvious and yet something people often forget. People remember the first and last minutes of meeting you more vividly—and for longer—than the rest of your time spent together.
Strive to remember—and acknowledge—each person you work with in a personal manner. Remember their names and use crib notes on your computer to remind you of their spouse and children's names or any other personal information that will show them you were paying attention and were genuinely interested in them during your last interaction.
Respond quickly. This is your business and you need to treat it as such. Hobby response times give you shoddy results. Professional response rates give you professional results!
Be good listener. Rushing in guns blazing when things aren't working out as planned is not a useful or particularly helpful strategy. Calmly find out what happened and discuss options available to get the project/sale/tenant back on track. Take a deep breath, count to 10 or 100 if you have to, but make sure you listen first, shout later. OK, don't shout ever, but I am hoping the pause before the reaction makes sure of that!
Your Power Team will be more inclined to work with you if you are pleasant, efficient and treat them with respect:
Your coach will enjoy working with you and you will develop a lifelong mutually beneficial friendship
Your estate agent will bring you more deals and call you first should a dirty stinky smells like MONEY property hit the market
Your letting agent will be motivated and offer a skilled and polished service to your tenants
Your builder will be less inclined to cut corners (gasp! Hopefully they do that anyway because they are dedicated to their craft...but we do live in the real world!)
Your attorneys will be open to negotiate their fees with you if you do lots of deals and treat them with respect and respond promptly to their questions
You get the idea? Now, go be great!
