PROPERTY INVESTING TRENDS: Trend # 5: Downscaling:
Of course there are many reasons people are choosing to downscale in this economy. Let's have a look at the three top reasons:
1. Budget: People are living form pay cheque to pay cheque, struggling to make ends meet. Living in a large home means increased utility bills, increased cleaning costs, increased maintenance costs. Don't forget you need more 'stuff' to furnish your big home! As a result, realisation is dawning that downscaling is a massive money saver which contributes to growth of this trend as people struggle to make ends meet.
2. Minimalism: Minimalism is a major global trend impacting home owner property choices since owning less, waaaay less, means you need a smaller space to live. Less clutter, less maintenance, less cost.
It also makes it really easy to be mobile and move frequently, no more being tied down to one large home for life!
3. Environmental impact: With climate change, people are altering their lifestyles and this is reflecting on the homes they choose. A smaller space reduces the carbon footprint and cuts down drastically on energy consumption.
What does this mean for you as a property investor? Focus on smaller buy to let units which cater for this trend. Make sure your properties are as green as possible (click here for more on green living from an earlier blog)
As professional property investors, we aim to buy average homes for average people earning average incomes and this trend works beautifully with that plan!
